Bacon Crest

Located just west of Pheasant Run, this development is named for the pioneer Bacon Family that ran cattle on this land from around 1930. Their old family mansion is still located on Broadway near Avenue Q.

There are about 540 acres in the project. When completed, it will contain about 1,000 single family homes, a number of multi-family dwellings, a city park, and numerous businesses. Lubbock National Bank, American State Bank, City Bank and Lone Star Bank have all bought land here and will be building branches on 82nd Street or Milwaukee in the future. Cascada Office Park is being developed by Scott Collier with Teinert Construction; many prestigious medical offices are located there, or under construction, and it is selling rapidly. Physical Therapy Today and O'Reillys Auto Parts are just west of Cascada. Walgreens has opened a new store on the north east corner of 82nd and Milwaukee and Comet Cleaners and the Sleep Shop have purchased land north of Walgreens on Milwaukee. Milwaukee opened in the spring of 2006 and ties the entire western part of Lubbock together with a north-south corridor. This project was an innovative concept spearheaded by former Councilman Tom Martin in which the City of Lubbock got ahead of the curve and built this street in advance of the need. Most people familiar with this area feel that Milwaukee will immediately become the route of choice for north-south access.

These first two phases of this development contain 141 lots. Most have been purchased by local builders but a few do remain available for purchase. Many homes have been completed and are occupied and several more are under construction. The third phase, lying just west of the first phase, is complete, along with a luxury large lot area called the "Villas at Bacon Crest". This is one of the most sought after areas of Lubbock because of the Frenship School District and it's proximity to 82nd street, the Marsha Sharp Freeway, and Loop 289.

Frenship ISD has purchased a site for a new Elementary School at 68th and Oakridge and a new area called "Primrose Pointe" is being developed adjacent to the school site.

George H. McMahan, who many will remember as the long time owner of Honda of Lubbock, is the developer of this project. George sold that business in 1996 to devote full time to developing another popular subdivision Papalote South. That project was done with a partner but this development is being done completely by George.

Bacon Crest Developer


George H. McMahan, who many will remember as the long time owner of Honda of Lubbock, is the developer of Bacon Crest. George sold the Honda business in 1996 to devote full time to developing another popular subdivision, Papalote South.

George is married to his wife of forty-two years, Linda. They have two children - Wayne and Julie. Wayne is currently operating McMahan Construction and building rental duplexes. Julie is owner and operator of the Four Paws Pet Resort, a luxury pet boarding facility.

George is a member of the West Texas Homebuilders Association and serves on the Developer's Council and the Board of Directors.

While a motorcycle dealer, he served as President of the Texas Motorcycle Dealer Association. Recently, he served as President of the Texas State Championship Enduro Circuit for four years. George and Linda still actively ride motorcycles, ATV's, and dirt bikes and enjoy traveling in their RV.


Bacon Crest Restrictions
Lots 1 through 15 shall be restricted to rear-entry duplex units containing at least 1,300 square feet per side. Roof pitch shall be at least 6/12 and all roofs must be of at least thirty year shingles and conform to all City of Lubbock building codes. All garages and driveways shall be located roughly in the center of the lots; that is there must be approximately fifteen feet between the property lines and driveway to allow room for public utility installations.

Lots 16 through 45 shall be restricted to homes containing at least 2,000 square feet and must have front entry garages. In the case of two story homes, at least sixty percent of the square footage shall be on the first floor. Only heated and cooled living space shall be counted.

Lots 46 through 76 are restricted to 2400 square feet with rear entry garages only. Side entry garages will be allowed on lots 46, 50, 51, 65, 66, and 73.

All construction shall be at least eighty percent masonry, all roofs shall be at least 6/12 pitch with at least a thirty year shingle or other lifetime roof.

Stucco is specifically prohibited but synthetic epoxy based stucco texture is allowed. No experimental house designs will be allowed such as adobe, geodesic domes, or all steel exterior construction. Nothing in this restriction is intended to prohibit steel frame construction.

Building is expected to commence within one year of closing date. If construction has not commenced within one year, the developer will have the option of repurchasing any such lots for the closing price, plus an amount of money equivalent to any interest that would have accrued based on the prime interest rate at the time.

A brick entryway containing a "Bacon Crest" sign will be placed on lots 1, 30, and 31, and the owner of those lots will be responsible for maintenance and upkeep of said entryway.

All second phase lots (76 through 141) will be 2,400 square feet minimum with rear entry garages. Side entry garages will be permitted on corner lots 79, 80, 87, 88, 103, 104, 115, 116, 132, 133, and 141.
